Free WG room in a 2-person shared apartment in tax-efficient Walchwil

The actual room is 3.3m x 3.2m in size, unfurnished and not included in the pictures. This room contains a window as well as underfloor heating.
There is a private sink as well as a private toilet.
All other rooms are shared with a friendly, quiet, male roommate (40J).
The furniture in the common rooms can be used or supplemented/replaced. In the apartment, there is underfloor heating in almost all rooms as well as electric blinds.
There is a parking space that can be used free of charge.
Additional costs for electricity flat rate (approx. CHF 40), Serafe fee (CHF 24) and internet (CHF 22) per month are incurred.
Terrace and garden can be used.
Dishwasher, washing machine and tumble dryer (within the apartment) can be used.
In the common rooms, there are several cabinets and shelves that can be used.
Registration at the residential address is possible.

A working person is sought. Ideally with only sporadic stay.
