3 ½ rooms apartment

Furnished 3.5-room apartment in Dübendorf for sublet, limited from 1 January 2027. Ideally for around 1.5 years, shorter or longer can be discussed. Tram 12 about 100 m from the house, Zürich HB in just under 20 minutes, airport in 25.
We are moving to New York in January 2027 and will return afterwards. In the meantime, we are subletting our apartment furnished, ideally to someone coming to the region for a job or a project.
The apartment is approx. 84 m² in size and is located on the 1st floor of the new building development Younic at Sonnentalstrasse 4c. We have lived here since summer 2025. Oak parquet, large windows with a view of the greenery.
The living and dining area is open-plan, with a kitchen, dining table for six and a large sofa. From there, you go onto the covered balcony with lounge furniture and a view of the green courtyard. In the bedroom, there is a double bed and a large wardrobe. The second room is an office with a desk and a single bed for guests. In addition, there is a bathroom with a bathtub, a guest toilet, a storage room (Reduit) with its own washing machine and tumble dryer, and a cellar compartment. The kitchen has a dishwasher, there is a lift in the building, a bicycle room and a drying room. Bed linen and towels are provided, the fiber optic internet from Init7 with 10 Gbit/s is already running. So you can move in with just your suitcase.
The tram stop Ringwiesen (Line 12) is about 100 m from the house, it is a 9-minute walk to Stettbach station. You can reach Zürich HB in just under 20 minutes, and the airport with tram 12 in 25 minutes without changing. Practical if you work at Helsana or Smile (5 minutes on foot), at Empa or Eawag (8 minutes by tram or bus) or at the airport.

The internet runs via our annual subscription and is included. You can take over the electricity in your name upon request, in which case the rent decreases by CHF 30. Let us know this by the end of November.
If your company takes over the rent, that is no problem for us. We will issue an invoice every month and give you everything you need for the registration in Dübendorf. Only the Serafe fee is separate, which is charged directly to the household. If we stay in New York longer, the sublet can be extended.
The sublet must be approved by our administration (Tend AG), for which we will make a written sublease agreement. Re-renting, e.g., via Airbnb, is not allowed.
Write us briefly who you are, from when and for how long you are looking, preferably also in English. We require an extract from the debt enforcement register (Betreibungsauszug), the employment contract or a confirmation from the employer and a copy of an ID. If you are new to Switzerland, the employment contract is sufficient instead of the debt enforcement extract. Viewing on site by arrangement or via video.
Payment is only made after the viewing and with a signed contract.
